Flat roof replacement in Powys and Ceredigion

Almost every house built or extended in the last sixty years has a flat roof somewhere: the kitchen extension, the garage, the dormer, the porch. Felt roofs from the 1970s and 1980s are at the end of their lives across the estates in Newtown, Ystradgynlais and Aberystwyth, and a flat roof that ponds and leaks cannot really be patched. What flat roof replacement involves

Stripping and checking the deck

The old covering comes off and the deck underneath is inspected. Chipboard decks from the 1970s are often soft and are replaced with plywood or OSB; the joists are checked for rot at the wall.

Getting the falls right

A flat roof should not be flat. Firrings are added so water runs to the outlet, and a roof that ponded before should not pond after.

GRP fibreglass

Laid wet on a new deck, with no joints and a hard topcoat. Good on complex shapes, walkable, and expected to last 25 years or more. It needs a dry day to lay.

EPDM rubber

A single sheet of rubber membrane glued to the deck, with no seams on most domestic roofs. Quick to fit, tolerant of movement, and widely used on garages and extensions.

Felt and warm roofs

Modern torch-on felt is a long way from the 1970s product and still suits some roofs. Where the room below is lived in, a warm roof build-up adds insulation above the deck and is now expected under Building Regulations.
