Roof surveys and pre-purchase inspections in Powys and Ceredigion

A RICS survey will tell you the roof "appears to be in fair condition for its age, but could not be fully inspected". A roofer on a ladder will tell you whether the nails have gone. If you are buying an old slate-roofed house in mid Wales, arguing with an insurer, or trying to decide between a repair and a re-roof, an inspection by someone who does the work is the cheapest money you will spend on the roof. What a roof inspection covers

The covering

Slate or tile type and condition, delamination, slipped or missing units, nail sickness, moss and the state of the ridges, hips and verges.

The details

Flashings, valleys, chimney trays, parapet gutters, dormers and abutments, which is where most leaks live.

The structure and the loft

Rafters, purlins, wall plates and any sagging, from inside the loft where there is access, with a note of insulation, ventilation and whether the loft has been spray-foamed, which mortgage lenders now ask about.

The report

Photographs, a plain description of what was found, and an indication of what needs doing now, what can wait and roughly what it costs. Enough to renegotiate a purchase or to plan the work.

Drone inspections

Some local roofers now inspect steep or inaccessible roofs by drone, which shows every slate without a scaffold. It is a good first look; it does not replace a hand on a slipping slate.
